The agent that "lists" the home represents the Seller and is legally obligated to do the following things for the Seller:

  • Obtain the highest price possible
  • Keep the Seller's motivation and problems confidential
  • Disclose information about the Buyer that will benefit the Seller
Q. Can the Seller's Agent be loyal and still fully represent the Buyer?
     A. No - it cannot be done!!

The Seller's Agent looks out for the Seller.

AN EXCUSIVE BUYER'S AGENT:

  • Negotiates with the Seller and Seller's Agent to obtain the best price and terms for the Buyer.
  • Is loyal only to the Buyer... represents Buyers only.
  • Never represents Sellers.
  • Does not accept listings.
  • Will keep the Buyer's information confidential.
  • Will loyally disclose to the Buyer all available information about the home being considered.
  • An Exclusive Buyer Agent is on the Buyer's side 100% of the time.
  • Unlike a dual agent, an Exclusive Buyer Agent has no conflict of interest - he serves the Buyer and only the Buyer.
Q. Will you have as many homes to choose from?
     A. YES - and possibly even more because your Buyer's Agent will research ALL homes that are available in the market place, including For Sale By Owners, government and bank-owned properties, etc.
